I would recommend the services of Lisa Ryan and Smart Move Design to anyone who is considering selling their home.  I don’t know what I would have done without her help!  I was overwhelmed with trying to downsize after being widowed, and my son suggested that I use a stager.  I was impressed with Lisa’s web site, and called her.

Lisa’s presentation was very thorough and professional. She went through every room and made suggestions on where to start and how to proceed. I was given a range of prices and options, depending on how much help I felt I needed.

She and her able assistants spent many hours helping me get my house in order, from packing boxes and moving furniture to coordinating painters and setting up for my garage sale. She made suggestions about what rooms needed updating and how it could be done economically, and gave me names of workers and contractors I might want to use. She actually made it fun to downsize!

After I moved out of the house to another state, Lisa continued to keep an eye on the property. When it sold, she arranged to take out all the remaining furniture and get rid of anything I didn’t want to keep.

Lisa’s ideas and experience made all the difference in the look of my home – it went from the chaos of accumulating 30 years of clutter, to a home I was proud to show to buyers. In addition, I feel that I learned a lot about how to “see” my home as others might see it.

Lisa Ryan is just a delightful person to work with – she is not the typical designer. Lisa goes the extra mile to make sure that your home is staged to SELL, From the beginning of our projects – picking paint colors, room details, ordering furniture, accessorizing and providing pictures of the end results

Recently we started using her Virtual Tours on our Real Estate Listings and with one house we had over 740 hits and a purchase offer from a couple in Oregon (we are in NY). They were looking to purchase a home for their Graduate student and put the offer in, just from viewing the Virtual Tour.

We’ve had the pleasure of working with Lisa and her staff from Smart Move Designs not once, but twice. First, when Liz sold her house, our realtor recommended we think about “staging” the house. We didn’t know much about staging, so we consulted Lisa. She was wonderful ! She explained the difference staging made in the appearance of the house, both inside and outside. Lisa had lots of pictures to show before and after of houses  she had done, and we had the opportunity to look at one of the houses that Smart Move had recently staged. We were convinced that staging made all the difference.

Walking into a house that looks like a magazine instead of a cold, echoing empty place was a no brainer in terms of comfort, warmth and salability. After staging, we had an Open House on Sunday, a Realtor take a person through on Monday, and a signed offer on Wednesday that was only a few hundred dollars from our asking price!

Thanks again for your assistance with the sale of my townhouse; it was greatly appreciated.

The  townhouse is currently under contract for $83k, with no seller concessions. Comps for the area showed prices ranging from the high $60′s to mid-70′s.

One of the main reasons I felt I was able to ask for and receive an offer in the low $80′s was due to the staging; the buyer fell in love with the townhouse at first sight. The increased amount I received in my asking price far outweighed the staging expense.
